OPTION ONE - HOURLY RENTAL

$75 per hour (up to 5 hours)

  • Perfect for birthdays, family reunions, bridal showers, small events, and more

  • Includes use of all tables (15 round tables – 5 ft, 4 rectangular tables), 120 chairs, and linens (black, white, or ivory)

  • Access to the kitchen for warming and plating

  • If your event exceeds 5 hours, additional time may be added at $75 per hour, or you may choose the Full Day Rental option ($1,500)

  • Optional Cleaning Service – $100 flat rate if you’d like us to handle cleanup

OPTION TWO - FULL DAY RENTAL

$1,500 for exclusive use of the venue for one full day

  • Ideal for weddings, milestone celebrations, and large gatherings

  • Includes use of all tables (15 round tables – 5 ft, 4 rectangular tables), 120 chairs, and linens (black, white, or ivory)

  • Access to the kitchen for warming and plating

  • Outdoor porches and patios included

  • Optional Cleaning Service – $100 flat rate if you’d like us to handle cleanup

VENUE RENTAL AGREEMENTS

Deposits and Rental fees

  • A deposit equal to 50% of the total rental fee is due at reserving the date and time of event. The deposit is non-refundable but applied to the total balance.

  • A refundable security deposit of $200 will also be assessed. It will be refunded within 7 days following the event if no damages occur.

  • The remaining rental balance is due no later than 7 days prior to the event.

  • Accepted payment methods: Cash, Check, Credit Card, Venmo, CashApp.

  • If the event exceeds the allotted rental time, the Renter will be charged $75 per additional hour.

  • Optional Cleaning Service: For an additional fee of $100, the Venue will handle post-event cleaning. This must be arranged and paid prior to the event.

LIABILITY

  • While liability insurance is recommended, it is not required. We encourage renters to consider coverage for added peace of mind.

  • The Renter agrees to protect and hold harmless the Venue, its owners, officers, employees, and agents from any claims, damages, penalties, costs, or expenses that may arise from the Renter’s use of the premises.

  • The Renter is responsible for any damages that occur during the rental period. This includes repair or replacement of damaged property. All damages should be addressed within 7 days following the event.

  • By renting the venue, the Renter acknowledges that they are financially accountable for maintaining the property and ensuring it is returned in the same condition as received.

USE OF PREMISES

To ensure a safe and enjoyable experience for all guests, we kindly ask that renters follow these rules:

  • No Subleasing: The venue space may not be subleased or rented out to another party without the Venue’s express written consent.

  • No Extra Charges: Cover charges, entrance fees, or similar fees may not be collected from guests without prior written consent from the Venue.

  • Exterior Doors: For safety reasons, no exterior doors may be propped open without the Venue’s written consent.

  • Maximum Occupancy: The venue can safely accommodate up to 120 people. Please ensure your guest list does not exceed this limit.

  • Smoke- and Drug-Free: The Venue is a smoke-free and drug-free facility at all times. We ask all renters and guests to respect this policy.

By following these guidelines, you help us maintain a safe, enjoyable, and well-maintained space for everyone.

DECORATIONS AND EQUIPMENT

  • Decorations: No nails, screws, staples, or permanent adhesives may be used. Only low-tack tape is allowed.

  • Open Flames: No open flames are permitted. Flameless candles only.

  • Tablecloths: Tablecloths must be used on all tables. The Venue provides black, white, and ivory linens.

  • Linens: Linens are provided as-is and may not be ironed or steamed. The Venue will handle dry cleaning after the event.

  • Provided Equipment:

    • 15 round tables (5 ft diameter)

    • 4 rectangular tables

    • 120 chairs

    • Kitchen appliances (refrigerators, dishwasher)

    • Speakers

  • Equipment Condition: All equipment must be returned in the same condition as received.

Alcohol Policy

  • Alcohol is allowed only if the Venue is notified in advance.

  • A licensed and insured bartender must serve all alcohol — no self-service allowed.

  • Guests must be 21 or older to drink. ID is required.

  • The renter is fully responsible for all guest behavior related to alcohol.

  • Venue staff may stop alcohol service at any time if unsafe or disruptive behavior occurs.

  • All alcohol, containers, and related trash must be cleaned up and removed at the end of the event.

  • Violating this policy may result in the event ending early with no refund.

CLEANING AND TRASH

  • The venue will be provided in a clean condition prior to your event.

  • The Renter (or designated representative) is responsible for cleanup unless the $100 optional cleaning service is purchased.

  • All trash must be bagged and removed to designated bins. No leaking bags should be left inside the venue.

  • All decorations, rentals, and personal items must be removed by the end of the rental period.

  • If the Renter is responsible for cleaning, the Cleanup Checklist must be completed before leaving.

CANCELLATIONS

  • We understand that plans can change, and we aim to make our policies as clear as possible:

    • Deposits are non-refundable: Once a deposit is paid to secure your reservation, it cannot be refunded if you choose to cancel. This ensures your date is held exclusively for you and allows us to plan our schedule accordingly.

    • Cancellations within 72 hours: If a cancellation occurs within 72 hours of your event, the full rental amount will be forfeited. This policy helps cover the costs of reserving the venue and preparing for your event.

  • By understanding and agreeing to this policy, you help us maintain fairness for all renters while keeping our venue available for future events

EXIT AND ENTRY

  • Staff Access: Venue staff may enter the premises at any time during the event to monitor conditions.

  • On-Site Assistance: A Venue representative may be present to replenish supplies and provide assistance as needed.

  • Renter Presence: The Renter or a designated representative must remain on site or close by for the duration of the event.

  • Early Departure: If the Renter must leave before the rental time ends, a Venue staff member will inspect and secure the building before departure.

LOST AND FOUND

  • The Venue is not responsible for any personal items left behind by renters or guests.

  • Any items found will be held for 10 days, and every effort will be made to return them to the owner.

PROMOTIONS AND COPYRIGHT

  • If the Venue is involved in co-producing or promoting the event, all marketing materials must be approved by the Venue prior to use.

  • The Venue may display promotional materials during events as deemed appropriate.

GOVERNING LAW

  • This agreement is governed by the laws of the State of Texas. By signing this agreement, both parties agree to follow Texas state laws regarding all terms, conditions, and responsibilities outlined in this document.
